RENTAL AGREEMENT
This rental agreement is between the booking party, hereinafter known as the Guest and the managers, hereinafter known as the Host, of the following property

Hereinafter known as the Property

HOST
Chicken City Eggscape LLC
116 Ironshire Street Snow Hill, MD 21863 
Hereinafter known as the Host
The Property includes the following amenities: 
One single story cottage with two bedrooms (one queen and two twin beds), full kitchen, one full bath, seating area with sofa and loveseat, dining area with table and chairs, outside deck with furniture and an outside shower.
RENTAL TERMS
The Guest shall have access to the Property for the dates entered at booking. Check in time will be 2:00 p.m. on arrival date. Check out will be 11:00 a.m. on departure date. Earlier check in and later check out times are available with the consent of the Host.
The Guest agrees to pay the entire rental fee and tax as set forth by reservation no later than 24 hours prior to check in date. There is no security deposit required at time of booking. The Guest will be liable for any additional fees covered under the Maintenance and Repair section of this Agreement.
ENTRY
Guests will be supplied with two entry keys by way of a lock box located on exterior of back door. Host will supply the lock box code once booking is complete. Guest is responsible for replacement of any lost keys. The Host reserves the right to enter the property at any reasonable time for the purpose of inspection or repair. Host will provide notice of entry to the Guest in accordance with Virginia State law.
MAINTENANCE/REPAIRS
Upon initial entry, the Guest will inspect the Property and inform the Host of any damage or concerns. The Guest shall maintain the Property in the manner in which it was found at time of entry. The Guest will leave the Property in a condition that makes it habitable by future guests with the exception of normal cleaning. Any damages to the Property during the rental period are to be reported to the Host prior to departure. The Guest agrees to pay for any damages to the Property or missing inventory items found during or after departure. 
SMOKING POLICY
Smoking or vaping of any kind is not permitted inside the cottage. Smoking is allowed on the outside deck and lawn area of the Property.
PETS
There are no pets allowed on or within the Property. If the Guest is found to have pets on the Property, this Agreement becomes null and void. The Host has the right to seek monies for any damages that occur as a result of the Guest having brought a pet on the Property.
OCCUPANCY LIMIT/SUBLETTING
The maximum number of individuals staying on the Property during the rental term shall not exceed six (6) persons. Subletting the Property is not allowed. Any occupancy exceeding the maximum allowance or subletting of the Property will be considered a breach of this Agreement with the Host then reserving the right to terminate this Agreement with no refund of monies.
PARKING
The Property includes a designated parking area for two (2) vehicles. The gravel parking area is located directly in front of the cottage with access to Chicken City Road, No parking is allowed outside of designated area.
TRASH DISPOSAL
The Guest is responsible for disposal of all trash. The Guest will use trash bags provided by the Host and place bags in the outside trash bin located behind the storage shed prior to departure.
LAUNDRY
The Property includes a washer and dryer located in the kitchen area of the cottage. Laundry detergent will be provided by the Host. Guests are welcome to use the laundry during their stay. All provided linens can be left in place on day of departure. No laundry service or additional linens other than those provided are available during the rental term.
USE/ACTIVITY
The Guest shall use the Property for residential purposes only. No commercial activity is allowed to take place on the Property. No illicit or illegal activity shall take place on the Property. No hazardous materials that could be deemed a fire hazard, other than those used for cooking purposes, are to be brought on the Property. Any breach of these rules shall be cause for a termination of this Rental Agreement with no refund.
QUIET HOURS
The Guest shall abide by the Town of Chincoteague noise ordinances. Quiet Time is from 10:00 p.m. until 7:00 a.m. and is strictly enforced. Excessive noise complaints are investigated by the Town of Chincoteague Police Department and can result in fines and/or arrest and termination of this Agreement with no refund.
POSSESSIONS
The Host is not responsible for personal possessions left on the Property. The Host will make every reasonable effort to return any item(s) to the Guest. Items not claimed after 30 days will be forfeited and/or disposed of.
CANCELLATIONS/REFUNDS
Guest will be given a full refund for cancellations made within 24 hours of arrival date. No refund for cancellations made less than 24 hours prior to arrival date. No refund will be given due to a shortened stay that resulted from poor weather, an Act of God or any other reason outside the control of the Host. 
LIABILITY
All Guests will be severally and jointly liable under the terms of this Agreement and shall agree to pay any reasonable costs or expenses that the Host incurs enforcing this Agreement.
The Guest and any of their occupants hereby hold harmless and indemnify the Host against any and all claims of personal injury or property damage or loss arising from the use of the Property, unless the loss is a direct result of the actions of the Host. The Guest shall recognize that the Host's insurance does not cover any damage to personal property of or injury to the Guest or their occupants. The Guest and their occupants are responsible for their own actions and shall be responsible for obtaining any insurance coverage desired.
SEVERABILITY/WAIVER
If any provision of this Agreement or the application thereof be invalid or unenforceable, neither the remainder of this Agreement nor the application of the provision to other persons, entities or circumstances shall be affected thereby, but instead shall be enforced to the maximum extent allowed by law. A delay or failure by the Host to enforce any section of this Agreement shall not be deemed as a waiver of any violation. In addition, acceptance of any partial payment or amount due shall not be deemed a waiver of the Host's right to the entire amount set forth in this Agreement.
